How is the monthly mortgage payment calculated?
The principal-and-interest portion uses the standard EMI formula: P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount (home price minus down payment), r is the monthly rate, and n is the number of months. The tool then adds one-twelfth of your annual property tax and insurance to give the all-in monthly figure lenders quote.
What's included in the monthly payment?
Principal and interest always; property tax and home insurance if you enter them. Many lenders collect tax and insurance monthly into an escrow account, so the all-in number is what actually leaves your bank account. HOA dues or maintenance, if any, are separate.
Does a bigger down payment really help?
